Crown Investor Institute LLC has been helping Atlanta renters and homebuyers construct Lease Purchases on new homes and resales for many years. We’ve handled hundreds of transactions and we know how to make rent-to-own (Lease Purchase) transactions work.

Crown can help you move in without having to qualify with a traditional lender and then move toward buying the home of your dreams.

Literally, you select from any home for sale in the area where you want to live (NOT from a specific list of homes). You pick the best schools, from any zip code or county for your home and we make it work.

How do we make it work? We are connected with government approved partners tapping a special FHA rent-to-own financing program where renters can become buyers with a fixed 30-year interest rate loan and then assume the loan when they are ready to close.

Sound unbelievable? In the non-government mortgage industry this would not work. It works because government has sponsored this program.

This program is sponsored by Atlanta’s nonprofit City of Atlanta GA Economic Development Authority (known as Invest Atlanta) chaired by the Mayor of Atlanta with a nine member board of directors and is designed to promote programs and initiatives to foster public and private partnerships to grow the economy and strengthen neighborhoods in the greater Atlanta area.

Let’s unfold this program one step at a time.

Step #1 Review the Benefits

The crux of this program is you do not have to qualify for the FHA loan. You’re qualifying for a much easier rent-to-own program. The standards are very relaxed and many qualify for this when they can’t qualify to rent.

You buy the home you choose and not from a selected list. If it’s for sale and in the area you want to live, this program works (up to $384,000.00).

  • You prequalify before you spend any money and before you starting shopping for a home. There are NO EXPENSES until you’ve negotiated a contract on the  home you want to buy.
  • Some new home communities are included.
  • You can close in 3 years (or 3 days) after moving in.
  • You have a buyer’s agent certified with this FHA program representing you in the buying process.
  • You’ll have a full home inspection before you buy.
  • The home has a full home warranty in place from the day you move in.

The loan is a FHA loan:

  • Has a fixed interest rate locked in for 30 years at today’s rate that you assume when you close. You assume this loan at the same interest rate instead of creating a new one.
  • You get the pay-down on mortgage for the time you were there as a renter.
  • You get the appreciation on the home because the price (and interest rate) is locked in for the term of your lease.
  • There is a maintenance hotline to help you deal with maintenance issues during your rental term.
  • You are NOT locked in. You can walk away if you don’t want to close.

  • Employed without a 2 -year work history
  • First time buyers
  • Executive relocation with 2nd home
  • Self-employed
  • Starting a new business
  • Recovering from a short-sale or foreclosure
  • Recent divorce
  • Unpaid tax liens
  • Recent bankruptcy
  • Outstanding medical bills
  • Seized income or employment
  • Multiple jobs
  • Cash income service business

Conclusion: Exceptions Welcome

Instead of looking at your past, they are looking at your ability to make payments TODAY and your ability to close within 3 years. (This is kind of like your parents buying your first car and letting you take over payments when you’re ready.)

Step #2 Review the Qualifying Requirements

Most Important is

  1. A credit score of 580+
  2. Household income minimum of $3,600 a month
  3. Loan maximum is $384,000.00
(there are income exceptions for those in a cash payment businesses or self employed)
Step #3 Estimate What You Can Afford

To get some perspective regarding how much house you can afford, we’ve constructed a chart with home prices, cash needed to move in and projections on what the monthly payment might be so you can be sure you can afford what you’re looking for before you start the process. 

These numbers are approximations, but you will know all the details before you make any decisions or spend ny money.

Step #4 Review the Disclosures
  1. Crown Investor Institute LLC will NOT be representing you in this transaction. If you qualify, we will pair you with an agent that is certified in this program and knows the geographical area where you’re looking to buy. Crown Investor Institute LLC might receive a referral fee from the selling agent, but we will not carry any other agency duties for the buyer.
  2. The form you are completing does not give us the authority to pull your credit or pull any information on you. It’s only our way of starting an initial conversation about this program.
